  • Rates Based on 2 people occupancy (1 queen bed or 2 twin beds only)
  • Some 2+3 night minimums on summer weekends and some holidays
  • Rates exclude holiday weekends, Fryeburg Fair week, and school vacation weeks
  • None of our rooms hold 6 people (including children) or more.
  • Max. occupation in room with 1 queen is 3 ($10.00 extra for 3rd person over 2 yrs. old)
  • Max. occupation in room with 2 doubles is 5 ($10.00 extra for 5th person over 2 yrs. old)
  • Not all rooms hold extra person .
  • Play yard use free for children under 2
  • Child cot age 2-10 yrs. ( under 90 lbs.)$5.00 extra per night
  • Adult cot $10.00 extra per night. (adult cots do not fit in most rooms)
  • No Visitors or Unregistered guest allowed at motel.
  •                          Parking issues .

  • All rates are subject to 8% NH room tax

  • We do have 2 designated smoking rooms.
  • Check in is anytime from 1PM to 9PM unless prior arrangements have been made with management.

All reservations at the School House Motel are held with credit cards or cash.

  • All  reservations can be cancelled up to 72 hours from check-in time (1PM) in advance with no charge.

  • Any reservations cancelled within 72 hours of arrival will be charged one day.

  • If date of arrival is a no show, the full amount of your reservation will be charged to your credit card.

  • If you decide to leave early or a day sooner than booked you will be charged. (no refunds)

  • All credit cards are processed at 8PM on your arrival date.

  • You may pay in cash on arrival if arrangements are made in advance.

  • You can only reserve 2 rooms maximum on 1 credit card number.

Pet Policy: NO PETS
If pets are snuck in, and there is damage your credit card will be charged for cleaning fees.

No Smoking Policy:
 Smoking in a non smoking room will result in an additional cleaning charge.
